We offer homes primarily in the Mid Cape area of Dennis and Yarmouth, But if your destination is different, we will be happy to assist you in finding your dream vacation rental on Cape Cod.

All of our properties are privately owned and reflect the tastes of each owner. The Property Information Sheet has been completed by the Owner and is intended to provide you with an accurate description of the property and furnishings, although the information is deemed reliable, it is not guaranteed. ERA Cape Real Estate is not responsible for any misinformation, or typographical errors and shall be held harmless. In addition, if you do not personally inspect the premises prior to signing a Tenant Agreement, you agree to accept the rental property as is upon arrival and you will not be entitled to any refund of rental moneys and will have no claim or recourse against the Rental Agent. We highly recommends previewing any property prior to signing a Short Term Rental Agreement.

- A $ 100 non-refundable reservation fee is required at time of booking to secure the week, which includes your Damage Insurance payment. This covers you for up to $ 3,000.00 worth of ACCIDENTIAL damages. Fee is NOT deducted from rental cost.
- A 50% deposit is required 10 days after receiving your lease. Balance Due May 1st.

-_We Accept personal checks, money orders made out to ERA Cape Real Estate.
- The balance is due May 1. For all rentals booked after April 1, payment in FULL is required
- Check in time is from 2 to 4 PM on Saturday - No early checks in are allowed.
- Check out time is 10 am on Saturday.

RENTAL POLICIES TERM AND CONDITIONS

— Check in time and key pick up is from 2 to 4 PM on Saturday - No early check ins are allowed. We maintain a strict policy of no check-ins before 2:00 PM. We realize you are eager to get your vacation started, but prior to your arrival our cleaning crews and other service personnel need to go into the property. Early check-ins creates disruptions for our crews and staff.If arriving after 4:00 please call our office to make arrangements to get your key
 — Check out time is no later than 10 am on Saturday at our office. There is a key drop off if you leave before the office is open. You must leave the rental in the same condition as when you checked in. All personal belongings, food and rubbish must be removed; all dishes cleaned and put away; all furnishings placed in their original position. This is a must as we will deduct for added cleaning from your cleaning deposit.
 __ All houses are non-smoking and no Pets unless other wise indicated.

__ You can not exceed the total number of guest at any property, the occupancy limits are set by the town and are duly inforced.Occupancy (including small children, infants and visitors) is not to exceed the limit cited on the Tenant agreement. If more than the maximum number is found to be occupying the leased property, the Tenant Agreement may be immediately terminated without refund. 
__ The number of cars allowed on the property are indicated on your rental contract and must be respected.

__Each home is professionally cleaned prior to arrival. You are responsible for basic cleaning (e.g. broom swept floors and vaccuumed carpets, all countertops wiped down, refrigerator emptied), leaving the property in the same similar condition as when you arrived. Additional charges will apply for any cleaning over and beyond. 

 BUY INSURANCE 
 How many of us could afford to lose the non-refundable part of our trip if something unexpected happened? Your vacation investment is protected when you buy CSA Vacation Rental Insurance, which covers you for trip cancellation, delay, and interruption. ERA Cape Real Estate has partnered with CSA Travel Protection to provide you with this important insurance and we highly recommend that you purchase the protection to safeguard against the unexpected.

In lieu of a security deposit, you can purchase CSA Security Deposit Protection for a nominal one-time cost instead of having to front the security deposit fee..  Securing this protection will provide you with the assurance that damage or theft, which is caused inadvertently by you or a travel companion, will be covered under the plan up to a maximum limit of $3,000.  Eliminating the worry of when and how much of the security deposit you will receive back.
